There's More to Selling a Home

Than a "For Sale" Sign in the Front Yard
 

Almost all homes are sold using a Realtor ®. As a top real estate professional, it is my job to help you negotiate with all those buyers who want to pay a FSBO as little as possible. Not to mention preparing your home for sale, marketing it locally, even nationally, and guiding you through the complex paperwork and pitfalls of escrow and closing. Make sure you are really ready to handle all of that before pounding that sign into your front yard. Errors can be extremely costly.

 

And speaking of costly, for most for sale by owners, if an agent has a buyer for a FSBO home (and most buyers work with an agent, since it's almost always free to the buyer), the FSBO owner typically will pay the agent a selling side commission of 2.5% to 3%, thus saving half the commission. Going FSBO would limit a FSBO home's exposure to far fewer buyers unless the seller offered this compensation to Buyers Agents. And between my low commission and the 2.5% to 3% that the FSBO owner would pay an agent bringing the buyer, and the FSBO company's "up front fees" as much as $5000 or more, other marketing expenses, and a whole lot of the seller's time and effort, the FSBO seller is not really saving much, if at all. And the FSBO seller still would not have the representation that they would normally have working with a professional Realtor ®. And since Realtor ® Sold Homes actually sell for more than FSBO Sold Homes the FSBO owner could actually lose money instead of saving... Is selling your home without the experience and resources of a Realtor ® worth the risk of possibly losing thousands? Some things as important as a home sale should not be left to chance...

We don't charge up front fees, never have, never will. And it's been our experience that there is a very specific reason the FSBO companies charge their customers up front. This is because when something fails at the rate that FSBO sales fail, the FSBO companies would hardly ever get paid, unless they got paid up front.
